How can a new tourism development in the middle of a traditional fishing village have a truly positive impact on the community?

Reineholmen is a small island in the middle of the harbor in Ballstad, and the buildings here, mostly fisheries with housing on the floors above, were abandoned for almost 40 years. The property had various owners during this time, but only after it was sold again in 2018 things started to happen. Sadly, by this time the buildings were in such a state that they had to be demolished.

VÅG was commissioned to do a feasibility-study, and later on a zoning plan for Reineholmen. Our proposal is to reestablish some of the urban qualities that were there before, and to make a rather dense, mixed-use building structure which can cater to both locals and tourists, offering housing to both and a variety of functions which can be used by everyone. A sustainability strategy was developed as a part of the feasibility-study and as a result cross-laminated timber has been proposed as building material.
